Sell Your Post Office

Gary CoyleAs a fellow sub postmaster I share the frustration we have all experienced over the last couple of years running our Post Offices. With fewer customers, less Government business, reducing commission margins and higher fixed costs it has not been a happy time.

We have all waited far to long to hear the recent confirmation from the Government that 2,500 will close over the next eighteen months. The frustration is still most of us do not yet know if our own Post Office is on the closure list.

For some of you, being told that you are going to close may be very good news, but I fear most sub postmasters will not consider closure as positive news. I am sure that most of you have now attended a Post Office road show giving you some detailed information on the plans for your area and when you are likely to be informed that your Post Office is going to close.

In most cases, the retail side of our business will struggle to survive without a bolt on business such as the Post Office. This will then force the hand of many sub postmasters that will be forced to sell their retail property or face bankruptcy.

It is certainly not the best time to sell a Post Office as the industry has received so much negative press over the last couple of years that gives little confidence to potential purchasers. This has resulted in Post Office properties being on the market for 12 months or more.

If your Post Office is freehold or has a long lease and is well established in a sustainable local community we may have a buyer for your business that will give you the option of selling the business outright and walking away or selling the business, releasing the equity and renting the property back under a short term commercial lease.

The major benefits of selling your Post Office through sellyourpostoffice and the Local Shopping Reit plc are:

  • No agent or valuation fees. The only costs you will incur are your own legal fees saving you up to £10,000
  • The opportunity to rent your property back enabling you to continue trading and maybe investing some of the capital into an improved retail proposition
  • Discreet sale, no need for Sale boards so staff and customers need never know that you do not own the property you trade from
  • Quick sale, normally all purchases are completed within three months
